Zanjice su mjesto s atraktivnom plažom koja se nalazi na ulazu poluotoka Luštica na samom ulazu u Kotorski zaljev i s pogledom na Prevlaku i otok Mamula. Posebno su atraktivne parcele u maslinicima i drugom mediteranskom zelenilu. Za ljude koji žele tišinu i lijep pogled Zanjice bi mogle biti pravi izbor za njihovu investiciju u nekretnine u Crnoj Gori. Luštica je poluotok na južnom Jadranu , smješten na ulazu u Boku Kotorsku . Učinkovito odvaja Tivatski zaljev od Jadrana. Poluotok ima površinu od 47 km² i dug je 13 km. Najviša točka poluotoka je vrh Obosnik, visok 582 m. Ima 35 km obale, što čini 12% crnogorske obale. Luštica je podijeljena između hercegnovskih i tivatskih crnogorskih općina.
Luštica je dramatični poluotok koji s jedne strane izlaže čistim i toplim vodama Jadranskog mora, a s druge poznatom Bokokotorskom fjordu. Smješten s jedne strane ulaza u fjord, područje je uglavnom netaknute prirode ljepote, koja se sastoji od valjanih zelenih brežuljaka s tradicionalnim kamenim selima raširenim među prirodom poput malih bisera. U roku od nekoliko minuta hoda ili vožnje, okolne plave i tirkizne vode na morskoj obali lako su dostupne i pozivaju posjetitelje na brojne plaže ili u šetnju okrepljujućom i dramatičnom obalom. Osim u izobilju netaknute i cijenjene šume i maslina šumarci, kao vojna zona davno zaboravljenih carstava, obala je načičkana istaknutim i impresivnim kamenim utvrdama, čudo za vidjeti i otkriti. Naš omiljeni način opuštanja ljeti je odlazak u Lušticu. Ovdje možete doživjeti pravu Crnu Goru - ribarska sela, opuštenu atmosferu i jednostavnost. Ima nešto čarobno u Luštici. Iznova nas vraća. Nikada nam to ne dosadi. Nisam siguran jesu li to beskrajni maslinici, pogledi, ribarska sela, mir ... ili samo kombinacija svega ovoga. Mi to jednostavno volimo! Poluotok ima Jadran More s jedne strane i Boka Kotorska s druge strane. Plaže su malo divlje, a voda malo bistrija na jadranskoj strani. Volimo poluotok Luštica jer je to jedino mjesto u Crnoj Gori gdje još uvijek možete pronaći plaže za sebe, čak i ljeti. Također možete pronaći obilje plaža koje su dostupne automobilom sa samo šačicom ljudi - čak i vikendom. Sitna plaža - Sitna plaža na karti je ona na gornjoj slici. Doista je dostupan samo brodom. Ako nemate brod za ući, provjerite plažu kamenoloma na donjoj karti. Zanjic Beach is at the tip end of Lustica Peninsula and it's one of our favourite places to relax outside of the peak tourist season (July and August). This is because, as I mentioned above, Zanjic gets very crowded with boats and tourists in the height of summer.In May, June, September and October Zanjic is a lovely haven of tranquility.You can get there either by road or by boat from Herceg Novi. There are dozens of boats per day going back and forth. Zanjic has restaurants and cafes and the beach is shallow and pebbly. We love Ribarsko Selo for the ultimate in relaxed sophistication - this is our go-to place in Zanjic. Ribarsko Selo (meaning Fisherman's Village) is a restaurant right on the waterfront at Zanjic. They serve Montenegrin-style seafood and the menu varies depending on the season and catch of the day. We love their large day beds which are perfect for a lazy afternoon of sunning and relaxing. Luštica is largely undeveloped with populations of wild boar, mongoose, jackal and edible dormice. Nightingales and Scops-owls can also be heard in abundance. Olive groves are also plentiful although many are uncultivated and overgrown.

Two disused submarine hides are cut into the rock of the steep coast on Herceg Novi bay, and the Kumbor Strait. Since the closure of Tivat Naval Base a Kotor Class Frigate, previously of the Yugoslav Navy, has been moored at a facility directly below the village of Zabrđe in the Kumbor strait.
